Our Process

Eight Steps to Follow

1) Initial Contact

Whether you email, call or DM, we’re thankful to be at the top of your list.  This is your opportunity to layout your building ambitions and quiz us about our experience in the building industry.  We are specialists at building custom homes, and we will have all the answers.  The building process from start to finish takes a bit, with design, build, and warranty.  Considering this, we have some qualifying questions to ensure you are a great candidate to work with our team.

2) Discovery Meeting

Let’s discuss your dream project and the budget expectation.  We will prepare some cost analysis to merge your dream build with a realistic budget.   We’ll walk you through our building process, outline what to expect inside your new home, and explain how and why all our homes are built to the highest building specifications.  You will be introduced to our Online Project Management System that keeps you in constant communication with us throughout your project.

3) Design Consultation

Bring it all, the napkin drawings, Pinterest boards, magazine cutouts, lets discuss all the details about the pantry you dreamt of, the ensuite with the freestanding tub and unobstructed view, or the kitchen island with seating for 8.  Our design team carefully listens and collaborates to create a custom home that is perfectly suited for you to call your own.

4) Design Proposal

It’s looking like your dream home and all the small details are being incorporated early in the process.   Comprehensive construction drawings including a site plan are 90% complete including interior and exterior renderings. A detailed proposal (50+ pages) outlining every aspect of your home including cabinet drawings has been prepared.  This amount of detail allows us to confidently supply you with a fixed price quote outlining all required allowances for items such as plumbing fixtures and millwork. We will secure a groundbreaking date and supply a tentative completion timeline.

5) Building Agreement

Dot the I’s and cross the T’s.  All the specs, drawings, and budgets are compiled to form a fixed price contract that is the foundation for the start of your new build.  We’ll confirm start date and possession date, based on your timeline and our available construction slots.

6) Construction

All the things between the groundbreaking and the ribbon cutting.   The planning is coming to reality, and it will be effortless on your part.  You can follow along at a safe distance or check in online to see how things are coming along as construction progresses. Throughout the construction phase you will have opportunities for walk-throughs to review the work site and make decisions based off the physical space.  Seeing, touching, and smelling the construction site is all part of your experience.

7) Possession Day

Time to celebrate, your home is complete and ready for you to make new memories.  Every element of your new home is turn-key, inviting you to enjoy and relax.

8. Continuing Support

We will contact you during the first year of your new home to make sure everything is going smooth, and all your concerns are addressed.  The mechanics of your home will be set up on maintenance schedules that coincide with the warranty requirements making it as hassle free as possible.  We also carry a 1, 2, 5, and 10-year warranty from Progressive Home Warranty.  We pride ourselves with our ongoing client care and go the extra mile to ensure you are comfortable and happy in your new home.

In the spring of 2015, the time had come to build a new home. We had been planning and dreaming for a long time. We were looking for builders when we got in contact with Rob at Ramton Homes through a relative who was building a new house of his own. They were very satisfied and highly recommended Rob and his team. Our first meeting went great. Rob understood our needs and felt he could build our home on our budget. After looking closely at all the builders, we chose Ramton. Their goals seemed closest to what we envisioned our home to be. It was very clear to us throughout the whole building process that Rob was very focused on quality of workmanship, right down to the smallest detail. The sub-contractors that Rob brought in to complete the various parts of building and finishing our home also reflected the quality of workmanship that Rob stressed. At one point during the finishing process, Rob noticed that the lights over the kitchen island were not centered. He made sure that the lights were properly positioned for us, even though it meant the ceiling had to be re-stuccoed. This correction was done at no additional cost to us, and the result was a beautiful lighting set over the island which is a main feature in our kitchen. Rob also helped us to stay within the budget we had set for the construction and finishing of our house. He let us know if there were any less expensive ways to finish or build, but not at the sacrifice of the quality of the end product. Although there were a few times that the cost was more than we had originally planned, we were able to move into a completely finished house (main floor and basement) at a cost we could manage. We love showing off our new home. Everyone who has been through the house has been impressed by the quality of the work and the beauty of the home. The highest compliment came from one person who said “This is just like going through one of those fancy show homes! Every little detail has been so well done.” We can truly say that we now have our dream home. Being able to be a part of the process through design, construction and finishing choices let us put our personality into the house. I would not hesitate to recommend Ramton Homes to anyone who is considering building a new home. If we had to start the process all over again, Rob would be the first person we would contact.
